Emrina Prepares to Enter a New Era in Saudi Arabia’s Real Estate Market with Bayt Al Maqam

ANKARA, Türkiye, September 20, 2026 (EZ Newswire) — Emrina A.Ş. is expanding its international real estate development, investment, sales, and marketing activities through a new structure in Saudi Arabia. The company’s Saudi-based brand, Bayt Al Maqam, is being positioned to carry out project development, sales, and marketing activities, particularly in approved areas of Makkah where foreign Muslims are permitted to own real estate.

As part of Saudi Arabia’s Vision 2030 objectives, the Kingdom has taken significant steps to transform its real estate sector. Following the adoption of new regulations in July 2025, the new foreign property ownership framework came into force on 22 January 2026. The legislation establishes a regulated framework for real estate ownership by foreign individuals and legal entities within designated geographic zones and under specific regulatory conditions. In Makkah and Madinah, property ownership by foreign individuals is restricted to Muslims. Under the framework developed by REGA, areas open to foreign ownership are defined through designated geographic zones, together with ownership ratios, real estate rights, and other regulatory criteria.

In line with this new legal framework, Bayt Al Maqam aims to operate in areas of Makkah where foreign Muslims are permitted to acquire real estate. Within this scope, the company plans to manage the sales and marketing in Türkiye of residential projects to be developed in cooperation with local real estate developers within Masar Destination, one of Makkah’s most strategically located developments near the Holy Mosque.

The company has also reached an agreement regarding the sales and marketing of the Thakher project in Türkiye. Located approximately 1.5 kilometres from the Holy Mosque and comprising around 320,000 square metres of built-up area, Thakher stands out as one of Makkah’s major real estate developments, bringing together hospitality, residential, and commercial components within a large-scale integrated destination.

Bayt Al Maqam is also continuing discussions with local developers operating in other areas where foreign Muslims are permitted to own property. The company’s business model will extend beyond sales and marketing. Bayt Al Maqam also plans to participate as a real estate developer and land partner, developing new residential projects in approved zones together with local contractors under revenue-sharing structures.

As part of this expansion, Bayt Al Maqam is preparing to open its first sales and marketing office in Türkiye, located in Ankara. The new office will serve as a central hub for the promotion, sales, investor relations, and after-sales management of projects in Makkah and across Saudi Arabia.
